Mark Broadbent
Head of Property Acquisitions & Surveys
Mark assesses properties and leads acquisitions and negotiations, using property and surveying experience to support every offer he puts in writing.
Every offer starts with Land Registry sold prices for your street and comparable sales in your postcode, and you see that working rather than a number on its own. Where a property needs looking at in person, Mark goes. That matters most on the ones other buyers walk away from: non-standard construction, movement, a short lease, work done without sign-off. A surveying eye on those is the difference between an offer that holds and one reduced after survey.
- Valuing the property and writing the offer
- The breakdown that shows how the figure was reached
- Any visit or survey, where one is needed
- Properties other buyers have already declined
Vicky Broadbent
Head of Completions & Transaction Coordination
Once you accept, Vicky manages the purchase through the conveyancing process, coordinating you, the solicitors and the completion date.
Vicky instructs the solicitors, chases the searches and tells you what is outstanding before you have to ask. We cover the legal fees on both sides, so the figure you accept is the figure you receive. T & Cs apply. Probate not yet granted, a court order still being agreed, a tenant in place: these decide whether a sale takes two weeks or three months, and she would rather find them on day one than three weeks in.
- Instructing the solicitors and managing the conveyancing
- Identity and money laundering checks, which every purchase goes through
- Probate, court orders and anything else outstanding on the title
- Telling you where the sale actually is, without being chased
Ashik Hussain
Director, Property Investment & Strategy
Ashik leads our investment strategy and sets the acquisition standards behind every purchase.
Property Sold Simple buys with its own funds as a principal rather than broking a deal to someone else, which is why proof of funds follows within 48 hours of an accepted offer instead of an offer subject to finding a buyer. Ashik is a director of Safana Capital Limited and named as such at Companies House, so you can check who you are dealing with before you share anything about your property.
- The investment strategy, and the funds behind every purchase
- The acquisition standards every purchase is held to
- Where the company buys, and what it will take on
Who you deal with, and when
- 1You send an enquiry. Someone rings you back the same day for the legal and practical detail a form cannot capture. The answers go to the whole team, so nothing is asked twice.
- 2Mark values it and writes the offer. Free, in writing, no obligation, with the breakdown showing how he reached the number. Within 24 working hours.
- 3If you accept, Vicky takes it to completion. You pick the date, usually seven to twenty-eight days. The funds reach you from your solicitor on the day.
If this route is not right for you, we will say so. Where someone has time and a straightforward property, the open market often achieves more, and Mark will tell you when that is the case.
