1. Who we are
Property Sold Simple is a trading name of Safana Capital Limited, a company registered in England, Wales and Northern Ireland (company number 17137328), registered office 135-143 Union Street, Oldham, OL1 1TE. "We", "us" and "our" refer to Safana Capital Limited. By using this website or asking us for a cash offer, you agree to these terms.
2. What we do
We are a principal cash buyer of property. We buy directly with our own funds and provide proof of funds on request. We are not an estate agent and we are not a broker acting for you. We look at every property ourselves first and decide whether we want to buy it. Where we decide not to buy, or where a property is outside the area we buy in, we may pass your enquiry to other cash buyers or to auction houses so that you can still receive an offer, and we may be paid a fee for doing so. You can tell us at any point that you do not want your enquiry passed on, and we will not pass it on. Saying no does not affect the offer we make you.
3. Our offers
- Any figure we discuss informally is an indication only. A formal offer is the written cash offer we send you, and it is valid for 14 days unless we agree otherwise.
- An offer is not a binding contract. Neither you nor we are legally committed until contracts are exchanged through solicitors.
- Our offer is made on the basis of the information you provide. We may revise or withdraw an offer if a survey, search or title check reveals a material issue we were not told about (for example an undisclosed structural defect, title problem or short lease). We do not reduce offers for vague findings or general market movement.
- Proceeding is subject to satisfactory identity and anti-money-laundering checks, which are carried out by solicitors.
4. Fees
We charge you no fees: no valuation fees, admin fees or withdrawal fees. Where stated in your offer, we cover both sides' standard legal costs (T&Cs apply). The amount in your accepted offer is the amount you receive on completion.
5. Your responsibilities
You agree to give us accurate information about the property and your circumstances, and to confirm you are entitled to sell it. You are free to withdraw at any time before exchange of contracts, without charge.
6. How we contact you
When you submit an enquiry we will contact you about it using the details you gave us. A person calls you, not an automated system. We do not use automated or recorded calls.
Because you have asked us for an offer and given us your number, we do not ask you to consent separately to being called about it. You can tell us to stop at any time and we will: reply to any message, email hello@propertysoldsimple.co.uk, or say so on the call. We keep a record of anyone who has asked not to be called, and we screen against the Telephone Preference Service.
We do not make unsolicited sales calls. Where we pass your enquiry on under section 10, the buyer or auction house we pass it to will have your number and may call you about an offer. You can stop that at any time, as that section explains.
7. Not advice
Information on this website is general information about selling property, not legal, financial or tax advice. You should take independent advice before making a decision. If you are in financial difficulty, free debt advice is available from National Debtline, StepChange, Citizens Advice and Shelter, and we would encourage you to consider it.
8. Use of this website
The website is provided on an "as is" basis. We try to keep it accurate and available but do not guarantee it will be uninterrupted or error-free. The content, branding and design are owned by us or our licensors and may not be copied or reused without permission. You agree not to misuse the site or attempt to disrupt it.
9. Liability
Nothing in these terms limits our liability where it would be unlawful to do so, including for death or personal injury caused by negligence or for fraud. Subject to that, we are not liable for indirect or consequential loss, or for loss arising from your reliance on general information on this website. Your statutory rights as a consumer are not affected.
10. Passing your enquiry on
We consider every property ourselves before anyone else sees it. If we decide not to buy, we may pass your enquiry to other cash buyers or to auction houses so that you still have a route to a sale, and we may be paid a fee for the introduction. What we pass on is the information you gave us about the property and how to contact you. We do not pass on anything you have told us in confidence about your circumstances beyond what is needed to make you an offer.
You can stop this at any time. Email hello@propertysoldsimple.co.uk and say you do not want your enquiry passed on, before or after you send it, and we will not pass it on. It makes no difference to the offer we give you.
Anyone we pass your enquiry to is a separate company, responsible for its own dealings with you and its own handling of your data. We are not responsible for the offers they make or how they conduct themselves. Our Privacy Policy sets out the categories of recipient and the basis on which we share.
11. Privacy and complaints
We handle your data as set out in our Privacy Policy and use cookies as set out in our Cookie Policy. If something goes wrong, our complaints procedure explains how to raise it.
12. Governing law and changes
