1. Who we are
Property Sold Simple is a trading name of Safana Capital Limited, a company registered in England and Wales (company number 17137328), registered office 135-143 Union Street, Oldham, OL1 1TE. "We", "us" and "our" refer to Safana Capital Limited. By using this website or asking us for a cash offer, you agree to these terms.
2. What we do
We are a principal cash buyer of property. We buy directly with our own funds and provide proof of funds on request. We are not an estate agent, broker, introducer or lead-generation company, and we do not pass your enquiry to any third party for them to buy your property.
3. Our offers
- Any figure we discuss informally is an indication only. A formal offer is the written cash offer we send you, and it is valid for 14 days unless we agree otherwise.
- An offer is not a binding contract. Neither you nor we are legally committed until contracts are exchanged through solicitors.
- Our offer is made on the basis of the information you provide. We may revise or withdraw an offer if a survey, search or title check reveals a material issue we were not told about (for example an undisclosed structural defect, title problem or short lease). We do not reduce offers for vague findings or general market movement.
- Proceeding is subject to satisfactory identity and anti-money-laundering checks, which are carried out by solicitors.
4. Fees
We charge you no fees: no valuation fees, admin fees or withdrawal fees. Where stated in your offer, we cover both sides' standard legal costs. The amount in your accepted offer is the amount you receive on completion.
5. Your responsibilities
You agree to give us accurate information about the property and your circumstances, and to confirm you are entitled to sell it. You are free to withdraw at any time before exchange of contracts, without charge.
6. Not advice

7. Use of this website

The content, branding and design are owned by us or our licensors and may not be copied or reused without permission. You agree not to misuse the site or attempt to disrupt it.
8. Liability
Nothing in these terms limits our liability where it would be unlawful to do so, including for death or personal injury caused by negligence or for fraud. Subject to that, we are not liable for indirect or consequential loss, or for loss arising from your reliance on general information on this website. Your statutory rights as a consumer are not affected.
